As part of Obama’s plan to reduce the national debt by selling off underutilized federal assets, an agreement was recently reached to sell 1600 Pennsylvania Avenue for a record $987/sf. “We knew it was a high price to ask given the battle the developer will likely endure when rezoning the property to multi-family / mixed use,” said the broker. “The local ANC can be cantankerous to say the least and we understand the Easter Egg and Christmas Tree folks have hired attorneys.” The broker also indicated they were confident the developer could appease everyone with a Texas donut and some ground floor retail. “We want to create a ‘sense of place’ and are already in negotiations with Starbucks, a cupcake store and Menchie’s Yogurt – that will make them happy.” |
